Railside Site 07

As part of the Forks Renewal Corporation’s long-term vision for the Railside Lands at the Forks, 1x1 architecture partnered with Alston Properties Ltd. to develop two unique mixed-used buildings of the sixteen designated sites. The design principles guiding the overall development are community building, design excellence, and sustainability. Site 07 is a five-and-a-half storey building consisting of two main floor commercial tenant spaces with 23 condominium residential suites above. The partial sixth floor is currently designed as three suites, but can alternatively be developed as one single penthouse suite or one commercial office space. The remaining space on the sixth floor is an exterior roof deck for use by all suite-owners. The building’s exterior design features a wrapped, white standing seam metal volume that rests upon a glazed main floor, allowing it to sit gently on the site. On the west elevation, a wood clad cantilevered “wing” protrudes following the shape of the staircase. The north, south, and east elevations provide every suite with a covered balcony and a combination of full height glazing and wood clad panels. The result is a building whose form provides intrigue and shadow play from every vantage point of the pedestrian-oriented site, while still offering privacy to each suite.
