Project Director

At InvestGC , we are launching a major 400-villa project (120 sqm each) in Gerakini, Halkidiki. We are starting with the first batch of 200 villas, followed by another 200 villas to be delivered by 2028. This is not a typical single-site build; it is an organized, serial production process. We are looking for a Project Director who will take full ownership of the entire site and administrative operations from day one, keeping the project strictly on time and within budget. Please note : This is not a desk job or a high-level oversight role. We are looking for a hands-on leader who will actively manage engineers, site managers, direct subcontractors, cost control, and quality on-site. Key Responsibilities End-to-end delivery of 400 villas by the 2028 target—on schedule, within budget, and up to quality standards. Direct management of site managers, field engineers, and subcontractors. Developing and enforcing detailed project schedules (look-ahead schedules, phasing, etc.). Cost control and subcontractor invoice management (hakediş) together with the QS team reporting directly to you. Procurement management for equipment and materials, capitalizing on the economies of scale that serial construction offers. Establishing and supervising quality control protocols across all construction stages. Requirements Degree in Civil Engineering or Architecture . Proven track record of delivering large-scale residential projects ( 100+ units ). Experience in managing direct subcontractors (without relying on a main contractor). Solid background in budget management, cost tracking, and invoice approvals (hakediş). Strong scheduling and planning skills (proficiency in Primavera, MS Project, etc.) with a focus on tight deadlines. Fluent in English (Greek is a strong plus).
